Boots on, doors open: A first look at The Marsh and Grovehill at Kingswick Park

Plot 20, The Marsh, at Elivia Homes' development at Kingswick Park, St Ippolyts.

On Saturday 24th October, Elivia Homes is inviting prospective buyers to the Dusty Boots tour of Kingswick Park. The development is the latest collection of new homes on the outskirts of Hitchin in Hertfordshire, with the event giving people the opportunity to walk the site, see the street scene take shape and imagine their life there.

Kingswick Park sits on London Road in St Ippolyts, on the edge of Hitchin. It is a collection of 51 homes, from two to five bedrooms, set against the stunning backdrop of the Hertfordshire countryside. Hitchin itself was recently voted as England’s most in-demand town by The Telegraph, so this place is worth a visit.

The destination of the tour is Plot 20, The Marsh, and Plot 21, The Grovehill.

Stop one: The Marsh

The Marsh is a characterful link-detached home with an individual layout that feels uniquely designed rather than off the shelf, the sort of house with a personality all of its own.

Inside, the heart of the home is the open-plan shaker-style kitchen and dining area. It stretches across the full depth of the house, a wonderfully sociable setting for slow mornings, long family meals and evenings with friends who always end up in the kitchen, with patio doors opening out onto the turfed rear garden and from the separate living room. Natural light pours in and the garden feels like an extra room to enjoy.

The living room is the quieter counterpoint, a comfortable retreat when the kitchen is in full swing.

Upstairs, two generous double bedrooms and a well-proportioned third sit alongside a stylish family bathroom. The main bedroom is the real indulgence, with integrated wardrobes and a private en-suite, a peaceful sanctuary at the end of the day.

Outside, a private driveway and car port add extra convenience, with the home designed to be comfortable and efficient from day one.

Stop two: The Grovehill

The Grovehill is an elegant, double-fronted detached home with a white rendered finish, bringing timeless character together with contemporary living.

Similar to The Marsh, the open-plan shaker-style kitchen and dining area is bright and sociable, with patio doors leading straight out to the landscaped rear garden. The separate living room is a generous, peaceful haven for unwinding after a busy day, curling up with a good book or spending time with family.

Upstairs, two spacious double bedrooms and a well-proportioned single bedroom share a stylish family bathroom. The main bedroom has integrated wardrobes and a private en-suite, a relaxing retreat at the end of the day.

The Grovehill is a home designed to grow with you through every stage of life, and to be enjoyed for years to come.

Countryside living, city connections

As well as the development offering a lovely place to call home, Hitchin has lots to offer families, commuters and downsizers alike. Hitchin Station is 1.7 miles from Kingswick Park, with services to London St Pancras in around 30 minutes and Cambridge in around 35. That puts two of the country's great working cities within easy reach, and makes Hitchin one of the best-connected market towns in the region.

For drivers, the A1(M) is close by, connecting to the M25 and the wider motorway network, and Luton Airport is within easy reach for European travel.

Whether you commute five days a week, work from home or split your time between the two, the connections here let you design your working life around the life you want, and then come home to open fields rather than a city street.

Pull on your boots and come and see for yourself

The Marsh and Grovehill offer unique versions of the Kingswick Park lifestyle: The Marsh with its red brick character and sociable kitchen and dining space, and The Grovehill with its double-fronted, white rendered elegance and generous living room. Both are three-bedroom homes with integrated wardrobes and an en-suite to the main bedroom, a place to retreat at the end of the day, priced at £699,950.

Our Dusty Boots tour takes place on Saturday 24th October, at 12pm – 4pm. Make sure to bring your questions and see how it feels to stand in the home that could be yours.
