Planning approved for 70 high-quality new homes in Barcombe Cross

News | 11 Mar 2026

Continuing its commitment to deliver high-quality new homes in East Sussex, premium regional homebuilder Elivia Homes has secured Reserved Matters approval for its latest 70-home development in Barcombe Cross.

Following a successful acquisition from promoter Gladman in 2025, this planning approval by Lewes District Council now marks a major step forward for the site which seeks to provide a variety of properties for a wide range of buyers.

Situated just three miles north of Lewes, the new development will feature a collection of carefully-crafted two to five bedroom homes, including 40% (28 homes) allocated as affordable units to meet the needs of the local community. This includes First Homes, affordable rent and shared ownership homes, ensuring a variety of housing options.

Given its location, the scheme will benefit from far reaching views of the South Downs, offering a tranquil and desirable village setting. Within the development itself, more than half of the acreage is dedicated to accessible green infrastructure, including a centralised area of open space, plus further ample green spaces along the tree-lined south-westerly edge of the site. A play area will also be incorporated into the heart of the development for new and existing residents of Barcombe Cross to enjoy.

Consistent with Elivia’s existing portfolio of developments in East Sussex, sustainability remains central to its approach. The layout has been carefully prepared to preserve the natural beauty of the area, with hedgerows and mature oak trees retained to enhance the landscape. The homes will incorporate a range of environmentally conscious features such as air-source heat pumps (ASHP), enhanced insulation and electric vehicle charging points as standard, supporting both lower-carbon living and long-term energy efficiency.

Considerate to ensure the new homes blend seamlessly into the pretty village aesthetic, the development will reflect the character and charm of Barcombe Cross, with designs that combine traditional materials and finishes.

George Gibbons, Land Manager for Elivia Homes Eastern, commented, "Securing Reserved Matters approval is a significant milestone for this project and reflects the positive engagement we’ve had with the local planning authority and community to date. Ensuring the development delivers for local people is of utmost importance, and we’re proud that the layout, architecture and landscaping complement the existing character of Barcombe Cross, while delivering exactly what people need – new, energy-efficient and well-built homes.”

Peter Hutson, Managing Director at Elivia Homes Eastern, added: “We’re thrilled to expand our presence in East Sussex with this new development in Barcombe Cross and its joins an existing portfolio of stunning new homes in Buxted, Blackboys and Plumpton Green. As well as delivering quality new homes, we’re excited to join this community and make a positive contribution to the village.”

Elivia’s new homes on Barcombe Mills Road are ideally located for families, downsizers and first-time buyers alike. The village has several local amenities right on the doorstep, including a village store, a pub and a primary school, with several more well-regarded schools in easy reach.

It has a rich history too - dating back to the 11th century - and is home to several historic buildings including the 13th century St Mary’s Church. Known for its mills, Barcombe Cross is home to the River Ouse, which is now a popular spot for fishing and boating.

Ideal for commuters and hybrid workers, the development offers convenient access to Cooksbridge station, which is under 10 minutes’ drive away and offers a direct service to London Victoria in just over an hour. Just a few miles further, Lewes station also has regular services to both London and Brighton.

This latest project represents Elivia Homes’ ongoing commitment to creating exceptional, sustainable communities in aspirational locations across the South East. Please visit Elivia Homes’ website for more information.
