At Elivia Homes, we understand that moving home isn’t just about a new property - it’s about building the life you want, in a location you love. Whether you're upgrading, downsizing, or a first-time buyer, the journey to moving day comes with some important milestones.
To help make the process as smooth as possible, we’ve put together ‘Elivia’s Essential Eight’ – a moving checklist of all the things you need to know on your way up the property ladder.
- Research the Local Area
Before you fall in love with a property, fall in love with the location. Take time to explore the local community, schools, transport links, amenities and green spaces. Think about what’s important to you and your family – from cultural centres to sports clubs – and make sure the local area can tick all your boxes.
Top tip: Visit the area at different times of day and week. Join local social media groups to find out more about the key local issues, what’s going on in the local area and the sense of the community spirit.
- Find the Best Mortgage Deal
Falling mortgage rates are great news for buyers and there are some attractive deals to be had. Get your finances in order and check your credit score to be in with the best chance of the best rates. If you’re buying an energy efficient new property you could benefit from preferential green mortgages.
Top tip: Engage an independent advisor who can assess your personal circumstances, find the best mortgage deal for you and guide you through the application process.
- Understand Stamp Duty Changes
Stamp Duty rules changed on 1st April with a shift in thresholds for first time buyers, second steppers and investors. Understanding the changes to bandings, and the financial implications, is crucial for anyone budgeting for a house move.
Top tip: Use the HMRC Stamp Duty Calculator to estimate your costs, and don’t forget this fee needs to be paid within 14 days of completion.
- Check out Moving Schemes Incentives
New homebuilders such as Elivia are uniquely placed to provide financial and practical support to assist you when moving home. These include discounts for key workers and armed forces and practical help such as Part Exchange and Smooth Move which can save you time, stress and money, and get you into your dream home quicker and easier.
Top tip: Visit the Elivia Homes website or speak one of our sales advisors to find out what’s available near you.
- Get a Survey
If you're buying an older or previously owned home, a professional survey can ensure you know exactly what you’re buying and help to avoid any nasty surprises down the line. Mortgage companies will carry on a valuation survey but, depending on the age and condition of the home, it’s often a good idea to invest in a professional house survey.
Top tip: Buying a new build home can take a lot of the worry out of the buying process – and avoid costly DIY and repairs. New-build homes come with a 10-year warranty, which gives added peace of mind.
- Declutter Before You Move
Moving is the perfect time to reassess what you really want to take with you to your new home. Decluttering not only saves time and money with removals but can also promote positive peace of mind. Donate, sell or recycle items you no longer need and start fresh in your new space.
Top tip: Start early, one room at a time, and be ruthless! If you’re unsure pack it away and then decide if it really goes in your lovely new home when you unbox.
- Take Final Meter Readings
On moving day, it’s vital to take final meter readings for gas, electricity and water before you leave your old property and record the same at your new home. This avoids being charged for someone else’s usage. Get in touch with your provider to let them know you’ve moved.
Top tip: If you have a smart meter, you should leave it at the property. Your new home should have its own smart meter, but if it doesn’t you can arrange to have one installed free of charge.
- Update your Change of Address
From your bank and employer to your GP and DVLA, make sure you update your address as soon as possible. This not only ensures your mail gets to you, but it also helps prevent identity fraud.
Top tip: Set up a Royal Mail redirection for peace of mind. It’s quick and easy to set up online and well worth the small fee.
