Reserved matters approval granted for new Elivia Homes development in Biddenden

Continuing its commitment to delivering high-quality homes to the village of Biddenden, premium regional homebuilder Elivia Homes has secured Reserved Matters approval for its new development on North Street, opposite the company’s former award-winning scheme, The Maltings.

The approval marks a major step forward for the site, which benefits from outline planning consent for up to 50 dwellings, including 40% affordable housing, a community orchard and allotments, informal public open space and a sustainable drainage system. With this latest milestone achieved, Elivia Homes is preparing for an anticipated start on site in summer 2026.

Sustainability remains central to Elivia’s approach. The scheme will be landscape led and set around natural features including existing ponds that will be enhanced to support biodiversity. The development’s new build homes will be constructed using timber frame and will incorporate a range of environmentally conscious features such as air-source heat pumps (ASHP), enhanced insulation and electric vehicle charging points as standard, supporting both lower-carbon living and long-term energy efficiency.

The North Street site is conveniently located just over three miles from Headcorn railway station, with regular services to London Bridge in under an hour. Ashford International, approximately 12.5 miles away, provides high-speed services to London St Pancras and Stratford in under 40 minutes.
