Smooth Move

With our Smooth Move scheme, you can provisionally reserve a new Elivia Home, even if you haven’t sold your existing property. To make your house move as stress free as possible, we will liaise with your estate agent on your behalf, we’ll pay towards their fees* and we’ll manage the whole house selling process.

The aim of Smooth Move is to help make buying a new house easier and quicker by assisting with the sale of your existing house. Smooth Move is intended for those who want to buy a new build house but have an existing house they need to sell first. 

How does Smooth Move work? 

• You choose an Elivia Homes property you wish to buy. This could be a property that is already built or one that is yet to be built and is available to buy off-plan.
• You will sign a reservation agreement and pay a reservation fee.
• We will arrange for three valuations for your property through local agents and then calculate an average valuation. The asking price for your property will be a price at which your property should sell quickly. 
• If you agree to the price, we will instruct the estate agents to put your property on the market for you. You’ll make your property available for prospective buyers to view in the normal way. 
• With Smooth Move, we will pay your estate agent’s fees for you on completion of the sale. 
• We will deal with the estate agent and any negotiations with potential buyers. When your property sells, we will liaise with solicitors and conveyancers and manage the chain if applicable. 
• You’ll need to instruct a solicitor or conveyancer to work for you as with any property sale and purchase. As soon as the sale of your old property and the purchase of your new property completes, you’ll be able to move.
